@Jeanette Czachur  you might find my post an interesting read  https://www.biggerpockets.com/forums/84/topics/272...

a couple interesting ideas for me in Colorado .. if i went modular it may have been possible for me to manage the job... because so little needs to be done.  there still seems to be good and bad modular co's.

I seem to think that duplexes have the best value per door when you sell..

precast homes may have some benefit if your building in Florida costs are up annual cost are  down

builders are building and making money so seems we should be able to also??

you can also use the search top right to look for older posts with your topic

if you find one that you want to contact one of the posters you can mention them by typing the @ followed by first 4 letters @jean and it will pop up then click on it to get the blue highlight.... or click on their name and message directly

@Don Konipol  thanks Don... trying to be creative where I know not much .. sorry @Scott W.

remember that if you put a paint type product over wood floors that constantly flex and move ... I think you will find cracks  along all the joints in short order... there are some very cool linoleums out there.  also marmoleum ??sp  is a natural product but more expensive but very cool patterns (sheet or tiles)

there are lots of sound walls made out of tires, bales of hay and stucco and precast concrete.    we live far away from the road but up a hill and hear lots of noise... I visited a home 500 feet from major 4 lane highway with sound wall and couldn't hear it. good luck..keep laughing

sell them a pencil for 1.4 mill ... have them sign  the lease for the 3 years and pay up front after close...

I like #2 because of the Od but with reading your name only I have no clue what you do??  what if you put a web in the O to incorporate web design and maybe fit it into your logo .... I also like the lightbulb because I understand the creativity of it.
