I have a hard money loan and I am looking to do a rate and term refinance with a little cash out. My hard money is at 75% on the ARV and the work will be dun before the month is out I want to get a traditional 30 year loan @ 80% of the new appraised value. Any bank suggestions?

PS the property is located in San Antonio.

I am loving manor. The location is awesome 290 gets me down town fast and just as quickly to north Austin. Where else can you still find 0 down 0 closing on brand new homes. The housing market is appreciating very well.  They are constantly building new schools out here so it is kind of hard to say how good the school districts are.  I do feel in my area of manor it is more of a buy and hold but the house across the street did sell in less than a month.

Hi Elliot,

I am pretty new to this as well. My realtor turned me on to this lending company, United Lending, http://ulmtg.com.I talked with one of their agents Josh Hanly. He was nice and helpful with my questions and had me fill out a loan application geared towards purchasing investment properties.

I haven’t completed the process with them as I am still looking for a property.

Hope this helps,

Nathan Brooks

Welcome to BP Nathan.  The podcasts and blogs do wonders. I'd suggest finding your niche and studying that. Setup your keywords for Austin or certain areas your focusing on and you will have plenty of like minded info to go through. It's a great way to connect with local investors. Best of luck to you sir.

Thanks for the tip I have set up my keywords for Austin, Manor, and Phlugerville.

Hi, I am Nathan and I have been living in the Austin area for two years. I have been reading a lot and listing to all the pod cast and audio books I can get my hands on. Fortunately my 9-5 isn’t too stressful and I can accomplish this.

I still don’t know what I would like to get into. I have primarily been looking at multifamily homes and possibly flipping, to generate cash. My first house was a 0 down and 0 closing home I purchased when I first moved to Austin, in Manor. This was fortunate because it is 10miles from wok. I am hitting two years in the home and I want to take that next step, taking action. I am just not sure what that should be.
