@Robert Davis, I would be happy to speak with about the local market, I am still very new to investing but have done a good amount of research prior to pulling the trigger. 

@Jennifer Ricardi, I looked at a dozen or so properties before purchasing, the rents varied from $500 up for singles, $550 up for 2 beds. Keep in mind there are a lot of $70-90k properties, but after our research and weighing in on what kind of people and property we wanted to manage we bought a 6 unit on the upper part of town in really good shape with established tenants. Rents were at 500 for 2 bedrooms, so we saw an opportunity for instant added value as these are worth 650 a month easily. As for the job market there is Fairbanks Scales, The Weidman factory, and the hospital for big employers. Industry is not prevalent up here, but anybody that wants to work is. 

I saw it as a good place to start in investing, and hope to expand to larger markets myself when I am comfortable with my abilities.  I am currently looking for another 3-4 unit in St J or Lyndonville area to keep building the portfolio.

Hi Wendy, I am a new VT investor, and was wondering what area your 4 unit is in? I am new at investing and am buying in the St J and Lyndonville area, but work in WR Junction so I was also starting to look there as well. Any advice is much appreciated.

Hi Katherine, we are in St J with the 6 unit, and the single family is a mobile on a rented lot. The 6 unit we closed on June 30th, so far so good, we feEl our due diligence has paid off. The mobile is actually rented to my son and his family, but we are still able to cash flow a little with a fair rent for him. The mobile was a learning lesson and a long story to go with it. I actually live in Lyndonville and love the area, I plan on buying a lot of property in the St J and Lyndonville area, and would very happy to share experiences with local people.

Thank you Tom! Although most of the podcasts and investing forums don't directly relate with investing in rural areas I feel we have a unique opportunity to have a larger impact on a smaller community. I look forward to having similar minded people to connect with.
