Always looking to meet other investors working in my local area. Forums are great for sure, not going to knock that. Meet ups are awesome, but I will have to admit making the choice to go to the meet up, work on a property or spend some family time is a balance I still struggle with. In the end the monthly meet ups end being my last choice. So I will try and leverage what the awesome BP has built us all and network with it. Looking to learn what other people have done that works and what they have done that doesn’t in this area. Looking forward to connecting with more people!

@William Boeklen good question. I often wonder what that would be as well. I am sure you have read or watch videos saying what's a good or bad RIO. I look at the ROI and how long will it take to get my cash invested back in full if it's a buy and hold investment

I am doing ok. But I would like to extend the capital I have in order to get into more deals. I run the day to day on the projects and the partner invest more capital. I think that its a good set up for the most part, but it does bother me when and if the partner decides to pull out on the last minute.

I am trying to stretch my capital as much as I can. With this partner since I am doing most of the day to day when it comes to the deals I find, he puts in more capital. Which in the end allows me to take action on more deals.

@Kim Snyder what are you looking to invest in? Are you looking to buy and hold? Asking because I am currently flipping SFH in the Fayetteville NC area. I currently am flipping 1/2 a duplex right now.

Have flipped a few homes in my local area (Fayetteville, North Carolina) and looking to see who else on Bigger Pockets is working the same area. Been really busy with the current projects and have not made a REA meet up for a while, yes I know I got to make time to network. I promise I will be better! Ha. But me personally I more enjoy seeing people in their element... working deals or doing rehabs, or is that just me!

@Daniel DeSurra doesn’t look like the cash flow is all that great from what I saw? Did you move forward with the deal?

@Michelle Denardo many good points made by others so far. I would agree with you need to know what your goals are and how much experience in rehab you have already. Or do you know the right people to rehab and or manage rental properties?

I am currently flipping SFH, in order to build capital to do buy multi family buy and hold investments. IMO flipping singles families helps when it comes to doing rehabs on smaller multi units. I again know that rehabbing smaller multi units and the managing them myself at first. Will only increase my Realestate Investing IQ, when I get more smaller multi family deals and then into bigger multi family deals.

Just remember to have a plan or your why before starting. Failure to plan is planning to fail.

I am looking to see if anyone knows of any new programs or incentives for investors that plan on investing in the Saint Louis area? I have seen a few programs before, but not sure if they are still up and running. I have read that the city is currently planning on revitalization of the downtown area, but they have been doing this for years. Thank you in advance for any and all help.
