Hey Jason, 

Congrats on turning your primary residence into a rental, every new property added to the portfolio gets you one step closer to your completing your goals. 

You asked a great question, and there are going to be many more as you continue to learn and get closer to making your decision on which PM company to go with. My advice to you is to research at least 5-10 property management companies in your area and interview them. Laws and procedures differ in every state, and so you will want to get as much information from them as you can. They should all be happy to meet with you and answer anything that's on your mind.

That's awesome. I've heard a lot of investors say they stay away from student housing but it has always been of interest to me. There is a great podcast from bp of somebody that focuses on student housing and I believe they're in the upper Northwest, maybe Seattle? They talk a lot about how advantageous it is because they never miss out on rent. Being that most students have their parents cosign, investors are able to fix whatever broke during the kegger the kids threw and they're always able to collect rent. 

It really sounds like you have something good going on. I'm thinking you might be focusing in east campus? It's one of the most talked about areas by students and seems to be a prime rental area if you can get into it. Average quality housing with great rents.

Thanks for sharing Emmett. I just graduated from Mizzou and moved to Denver, so it sounds like we are of the same mindset but on opposite paths. It's awesome to hear you decided to invest in Columbia. It really is a hidden gem in the midwest and there is a lot of opportunity there. 

Just for my curiosity where are you focusing on investing in Columbia? Any college students?

Hi all,

I have been on BP for about a year now but have just managed to find this thread. I am from the St. Louis area, just graduated from Mizzou, and have come back ready to begin my Real Estate Career. I’m excited for the opportunities Bigger Pockets has given us, and I find myself telling everybody I meet that it’s the Facebook for Real Estate Investing. It’s a really exciting platform of knowledge and great people.

That said, I took one step further than Brandon Turner and got my real estate license a couple of months ago. I’m looking to get into investing/being an agent/helping people get into investing. I am trying to figure out how I can help people, and I know that this is a great place to start. So how can I help you guys? I am trying to grow my knowledge and my business.

My short-term goals are to work with investors, to obtain buy and hold properties, and to buy a multi that I can house hack. Moving back in with the folks after college is a blessing, but better if it’s a short-term thing. So feel free to reach out to me with any questions, ideas, whatever you need help with. I look forward to meeting and working with all of you in the future.

Thanks for the extra info Scott. It sounds to me like you have a great property in a highly desirable location. I actually received my real estate license in December and am getting started out in investing as well. I do not have a lot of experience yet, but this is definitely my area of interest and something I'd like to help you with. I actually currently live in the Lindbergh School District, I have access to the MLS, and would be really open to finding answers to questions you have. I'm sure that being in Kansas City makes this job a little bit more difficult for you and so if there is anything I can do to help, feel free to let me know.

Hi Scott,

I like what Mark said. The St. Louis market is heating up, giving you a prime opportunity to potentially sell your property for a high market value and allowing you and your family to focus your time and new money on the Kansas City market. The other options are good as well, but if you plan on focusing your real estate investing in Kansas City, it might be best to free up resources that will allow you to do that. Best of Luck!

Something really stood out to me when I was reading your profile Peter, and it was the last paragraph about Mogul Realty.

Hey everyone! I hope you all were as excited as I am to start this journey of real estate investing. Quick intro about myself: I just graduated from Mizzou with a degree in business, I own a mobile oil changing company, I am starting to believe the only channel on television should be CNBC, and I can't wait to learn as much as possible about real estate. I just recently had a birthday and when asked by my mother what she should get me for my birthday, I handed her a list of 10 books I couldn't wait to get my hands on. Kind of unusual I know, but I cannot wait to get this journey of the ground. I am looking to connect with those out there that would like to learn and grow together and know that their visions can only become reality through the use of a strong real estate network. I am also currently looking to purchase my first investment property. I am looking to get a multi-family unit that I could live out of and collect rent from so that I can truly start learning the ropes and what having a property with tenants truly entails. Anyway, I would be more that happy to connect with any of you out there so don't be shy!
