Hi @Uriya Nadav, welcome to biggerpockets and congratulations on doing the work!

I do not have experience with Milwaukee, but I do have experience investing at a distance and have talked to and helped a few people from Israel.

If you ever want to chat about investing at a distance, happy to connect and chat. If what you are really interested is putting $100k to work in Milwaukee, I do not think I can help🤪

Welcome Tom BiggerPockets, @Dennis Morris, and congratulations on doing the work!

Disclaimer: we do not do MTR.

That said, we invest in LTR in St. Louis The returns you mentioned above are the minimum we look for when buying LTRs, so I would imagine one should be able to potentially do better than that with MTR.

I know a few folks who do MTRs in STL, happy to connect you. Please do not hesitate to reach out, connect, and DM me.

Quote from @Dana Boyd:

Are you accepting a lower CoC return than you historically have due to interest rate hikes? I am finding it almost impossible to find a 30% return (the gold standard for STR's) due to interest rates being this high. Are folks accepting less of a return, ie. 15 - 20%, now that rates are this high? Thanks.

 Nope, just buying cheaper.

Quote from @Jonathan Le:
@Nathan Murith which states do you like?  How did you get started? My concern is finding them and finding a good PM to handle it.

Quote from @Nathan Murith:

@Hector Valadez welcome and congratulations on doing the work!

We're currently in California and invest exclusively out of state in the Midwest.

Happy to connect and share all the failures success tips tricks and tools if you're interested.

Reach out connect and DM. Happy to spend the time sharing what we know

@Jonathan Le we like Missouri and Indiana. That’s where we invest. You are right, finding the right PM is key. Sort of like your quarterback and key player, in my opinion.

We spent about 6 months interviewing PMs, calling as prospect landlord, calling as prospect tenants. Reading reviews and importantly, getting referrals from other successful investors.

There’s a lot to say about this topic, happy to chat more if you would like. Don’t hesitate to reach, connect, and DM me.

@Whitney Griffith, One Rental at a Time has great content on this and has a recurring guest whose expertise is cost segregation and depreciation. This video is super helpful as well as has all the contact information for their firm: video
