I guess it all depends on what kind of real estate investing you want to get into, but some of my all-time favorites are:

  1. - a classic. getting your mindset right and shifting your thinking to getting your money to work for me.
  2. - how anybody with a W2 job can get to financial and time independence.
  3. - understanding what real estate investing is.
  4. - motivational and inspirational stories of the endless possibilities to get great real estate deals.

Hi @Nhi Le, welcome and congratulations on the progress thus far.

There are a lot of cash flow markets in the Midwest and South/Sun Belt.

We invest heavily for cash flow in St. Louis, MO and I am happy to share our experience thus far if interested.

We invest out-of-state in St. Louis, it’s been great so far. We have been doing so for a few years. We have a great team out there.

Your team is critical when investing out-of-state. Specifically, you want to make sure you consult with your team for which area to invest in. STL is very neighborhood specific and from one block to the next there can be quite the difference.

It also depends what type of real estate you want to invest in (single-family, duplex, large multi, etc).
