We specialize in out-of-state residential long-term investment. Happy to share all the mistakes, successes, tools, tips, tricks, and resources we have.

WRT the market, it really all depends on what you are looking for in your investments. Cash flow, appreciation, a mix of both?

As Jonathan says, the Midwest can be good for cash flow. That is where we invest. I know a bunch of people of invest in the states you mention and are happy and successful. But again, I would keep in mind that market selection should also be made based on what is important to you (things like: population, demographics, industries, weather, major sports team, population trends, etc).

If you want to be active then having a team will help you grow that portfolio much quicker. Not only can you leverage other peoples (your team's) cash and experience for the properties themselves, but there's benefits from the lending side to have a team as well.

Unfortunately, not that I am aware of. We have a similar situation and there no tax loopholes that I was able to find.

In fact, the 1031 calls out “like for like” exchange, that’s the whole point.

@Zlatan Varmaz congratulations!

I personally like to have an inspection done to get the full picture and address any and all issues, inspections aren't that expensive. That said, if you're working with a quality general contractor, they may be able to give you a good assessment of what needs done.

While we personally do not invest in upstate NY, we have a few friends who do and they are pretty happy!

If you are looking to go out of state, there are plenty of places to go and look. We invest out of state ourselves and am happy to share all the tools, tips, tricks, mistakes, and successes. We also set aside a few hours each week to help others and give back. Nothing to sell, just helping to give back like we wish we had when we got started.
