Welcome! I agree with both comments above. BRRRR is much harder than it once was and risk that, personally, I am not looking to take one right now.

HELOC is an approach I would consider. Despite higher rates, you could also look at taking out a much smaller mortgage on the property. You could so something like 50% or 40% loan to value if the property still cash-flows and that amount can be financed.

We have done what you describe several times. I love the competitiveness of the cash offer and ability to do delayed financing right after. In our case, and very typical, the lender will order their appraisal for the loan.

On the BiggerPockets site, at the top, there is a Network tab that has a meetup section. You can search there for meetups. I also like to use meetup.com to find meetups, there tend to be more there than on BP.

I guess it really all depends on what you are trying to achieve or do with the data. There are so many tools and datasets out there.

I find datausa.IO to be clean and easy to use for market data. That said, they recently do not seem like they have updated their data. 

Do individual deals, if you are talking about deal analysis, I really like how quick and easy DealCheck.IO is. They have a free version and the cheap paid version has a ton of great features that I use and need. (I have a discount code if interested).

We also have our own spreadsheets that we have built that do market analysis and deal inventory tracking as well average viability of a deal. Happy to share any and all of that if you are interested.

We invest out of state in MO and would be happy to share any and all tips, tricks, tools, and resources if you are interested.

Creative financing has tons of potential for creating great deals. That said, it typically does require quite the time and work to find the situations and homeowners that are appropriate for creative financing. It could require tons of marketing, calling, etc. Do you know of Pace Morby? Look him up online and YouTube if you do not. He’s been a BP guest a few times. He produces tons of amazing content on creative financing.

@Mark Csongradi congratulations on the first deal, joining BP, and doing the work.

Have you looked at non-qualified mortgage lenders? Another option is to create an entity (LLC) which I think you can do without being a citizen, then get a loan in the LLC and purchase the property that way.

And of course, another option is to keep partnering where your partner(s) bring the money or loan sponsorship.
