Plenty of people do out-of-state BRRRR and find success. That said, I would not personally recommend it unless you have done BRRRRs in the past and are experienced. I wrote this in another post a while back:

Unless you have done this in the past and have a solid team ready to execute on the BRRRR, I would consider it a full-time job. :-)

BRRRR
is such a fantastic advanced strategy, it has so much potential for growing your portfolio with minimal amounts of your own money when it goes well. It is not something I would personally recommend when getting started, even more so if it is remote where you do not have access to the property to oversee the project and learn from it. There are so many things that could go wrong in a normal BRRRR, this raising interest rate environment adds a layer of risk and complexity to the whole thing.

We went though exactly what you are describing above and happy to share any of our learnings, mistakes, tips, tricks.

I would recommend talking to other successful investors in that market and ask them for property manager referrals. Referrals weigh heavily in our book when looking for a PM. You can also call them as a prospect tenant, and a prospect landlord to get a feel for them.

Hey @Phil Burk, congratulations on doing the work and welcome!

First, a question I would have is what do you plan on using the license for?

I am not an expert here but would imagine the state residency requirement will vary from state to state. For example, in California where I am currently located, there is no residency requirement to hold a license. I would image it could be the same in other states, but will likely be state-dependent.
