@Khurram Mirza I personally would never go with adjustable rates. That is more interest rate risk, especially in this environment, than we want to take on. I would just work harder to get the deal to work at current fixed rates. If that means getting a better deal, so be it. 

There are some interesting products out there like 40 year mortgage, first 10 years being interest rate only, remaining 30 years are fixed. I would use that before going ARM. Just one guy's opinion :-)

@Justin Schrey congratulations on getting this in motion and for having a strong drive and plan!

First I would just want to +1 what Austen said above. That is a common mistake (we have made it ourselves).

Second, we're in the same time zone and we specialize in investing out of state. We love single-family, they have been working great for us and returning way better numbers in our market than we could see in small multis.

congratulations on your post and doing the work, @Juan Gil.

First is knowing what market you want to do this in. It sounds like maybe you know already, your backyard?

Second, I would recommend working with an agent as they will help you identify and find the right properties for your goals.

Then I would set up my search criteria with the agent as well as in zillow or any other tool of choice and look every day. 20 min a day. practicing that muscle will allow you to better understand the market as well and get practice analyzing deals.

Once you know the market better and what an average deal is like, then you can solve the financing problem. there are many ways to solve that problem.

+1 to what Nathan G. said. Talking to an investor-friendly lender or maybe even a broker might get you clarity on all the options possible.

@Maureen Simmons congratulations! It takes a lot of courage to do what you did, and I am so happy for you!

Have you started looking at non-qualified mortgage lenders who could help? They have good loan products especially for people who do not have a W2. happy to recommend the ones we like.

Also, you could look at using a service like plastiq.com (I am not affiliated) to get that $60k from credit cards to cash or down payment money.
