Post: Fixed rate vs variable in current environment

@Khurram Mirza I personally would never go with adjustable rates. That is more interest rate risk, especially in this environment, than we want to take on. I would just work harder to get the deal to work at current fixed rates. If that means getting a better deal, so be it.
There are some interesting products out there like 40 year mortgage, first 10 years being interest rate only, remaining 30 years are fixed. I would use that before going ARM. Just one guy's opinion :-)

@Brice Perry welcome to biggerpockets and congratulations on doing the work.
You can check out the meetups section in the network tab here in biggerpockets. I also look at meetup.com where quite a few events and networking opportunities are posted.
While we are not currently located in STL, we do invest there and would be happy to connect and share our successes and failures as well as any tool tip or resource we like.
Reach out, connect and DM if interested. I'll share plumbing recommendations in a DM

@Justin Schrey congratulations on getting this in motion and for having a strong drive and plan!
First I would just want to +1 what Austen said above. That is a common mistake (we have made it ourselves).
Second, we're in the same time zone and we specialize in investing out of state. We love single-family, they have been working great for us and returning way better numbers in our market than we could see in small multis.
In any case, I just wanted to reach out and offer any help and assistance you would like. Happy to share our mistakes, errors, successes, resources, tools, tips, tricks. Just trying to give back to the community.
If you want to chat more, do not hesitate to reach out, connect and DM me. happy to help!

congratulations on your post and doing the work, @Juan Gil.
First is knowing what market you want to do this in. It sounds like maybe you know already, your backyard?
Second, I would recommend working with an agent as they will help you identify and find the right properties for your goals.
Then I would set up my search criteria with the agent as well as in zillow or any other tool of choice and look every day. 20 min a day. practicing that muscle will allow you to better understand the market as well and get practice analyzing deals.
Once you know the market better and what an average deal is like, then you can solve the financing problem. there are many ways to solve that problem.
happy to chat more in person if you want, do not hesitate to reach out, connect and DM me.

@Kevin Carroll congratulations on doing the work!
+1 to what Nathan G. said. Talking to an investor-friendly lender or maybe even a broker might get you clarity on all the options possible.
Happy to recommend a broker we’ve used and like a lot.

@Lionel Thomas welcome to BiggerPockets and congratulations on doing the work!
While we do not invest in Cleveland, we do invest OOS and would be happy to share any and all mistakes, successes, resources, tools, tips, tricks if you are interested.
Did you look at the BiggerPockets tool to find an agent: https://www.biggerpockets.com/... that would be a good place to start and they'll be able to recommend a lender I am sure. We also have some we like that work nation-wide if you want to chat about that or anything else, please do not hesitate to DM me

@Maureen Simmons congratulations! It takes a lot of courage to do what you did, and I am so happy for you!
Have you started looking at non-qualified mortgage lenders who could help? They have good loan products especially for people who do not have a W2. happy to recommend the ones we like.
Also, you could look at using a service like plastiq.com (I am not affiliated) to get that $60k from credit cards to cash or down payment money.
Happy to chat more and refer anyone we like using, so do not hesitate to reach out, connect and DM me.
On to great things!!
