There’s a little more to unpack in that question :-)

The parameters should be yours. What are you looking to do: buy and hold, short term, flipping, etc? What returns are you looking to get on your investments? Etc…

You can look for both occupied and vacant homes, that is a personal choice as well. Buying occupied should generate you cashflow on day one, but you need to vet the tenant and lease that you would be inheriting and contractually have to respect.

Hey @Brian Cerezo welcome to biggerpockets and congratulations on doing the work!

BRRRR is such a fantastic advanced strategy, it has so much potential for growing your portfolio with minimal amounts of your own money when it goes well. It is not something I would personally recommend when getting started, even more so if it is remote where you do not have access to the property to oversee the project and learn from it. There are so many things that could go wrong in a normal BRRRR, this raising interest rate environment adds a layer of risk and complexity to the whole thing.

While building the team, I would be looking for referrals! I would look to find and talk to someone that does BRRRR successfully in the market you want to operate in and ask them for general contractor referrals.

I would do the same for finding wholesalers.

We personally love long term rental. I would also recommend against BRRRR for a very new investor. There is so much room for error doing BRRRR if you have not done it before and have a solid team around you. Don't get me wrong it is a great strategy, I would just not recommend it for beginners.

Are you located in any of those markets? If you want to do BRRRR, I would strongly recommend doing your first one or two in your backyard. There is a lot of room for making expensive mistakes if you try to do BRRRR remotely for your first property or two…

There are several markets across the country that match what you describe above.

@David Hughes NQM (non-qualified mortgage) lenders are a fantastic alternative to conventional financing and definitely something every investor should have in their toolbelt. In fact, with today’s conventional rates being where they are, the difference between NQM and conventional rates makes it almost a no-brained, in my opinion. There is just so much less hassle with NQM, faster and easier process. Definitely great thing to have in your network and team!

Where are you investing, locally to you or remotely? Have you asked family and friends for the rehab loan? Always a good source of private money. Have you talked to Non Qualified Mortgage lenders (NQM), they have interesting construction and rehab loans.

hey @Seth Ricketts welcome to biggerpockets and congratulations on doing the work. 

You are so right that building your team is critically important. I remember when we were getting started, I think we took about 6 months looking for and interviewing our team.

I would focus all my energy, at first, on finding the right and a GOOD property manager. Get referrals, talk to other owners who work with them, talk to tenants who are managed by them, call acting like a prospect tenant to see how they treat you, interview them (we have a list of questions we use with each PM interview), etc. Once you have the good PM, they can help you build the rest of the team faster.

I think I captured what we did to build our team in a blog post I wrote a while back. Happy to share that as well as any other tips tricks tools and resources we have and like to recommend that people love.
