This is a very hotly debated topic in the real estate investing space :-) this post my blow up, watch out :-) There will be as many opinions on this topic as there are people...

There are pros and cons of doing so. Generally speaking, when you are just getting started, I would generally not recommend it. It adds a layer of complexity and cost that, unless you are familiar with LLCs, could be avoided when getting started. you can always change that later. you also typically get more favorable terms and cheaper money (mortgage or HELOC) in your personal name.

While I cannot speak much for the CLT market, we do invest remotely and out of state. I am happy to share all the tools, tips, tricks, resources, and, of course, ALL OUR MISTAKES so you don't make them yourself when going out of state.

The $15k for the repairs shouldn't be an issue. From the HELOC as you say, to private money, to construction loans, etc there are many avenues for getting that money.
