@Rob Joon We love that area. My lady will be applying for any open positions along the west coast.

Hey BP community. I would love some input on l personal goals and setting a new path in 2019. My partner and I are both teachers. I have completed my real estate license and have started transitioning to self employment/starting a business. We live in Denver.

My question is this. If you wanted to live in a smaller area to raise a little family, start a business around real estate. Where would you go?

Fine with smaller metro areas, up and coming or rebounding markets. We love it out west and have family in Michigan so that's where we will be looking for opportunities. Thanks BP community.

@James Williams Open an LLC. Fund it with the money. Put your shingle out and do deals, partner, and go for it as a full-time job. Work to only use leverage, never your principal and see what you can do. Best of luck. You can do it.

@Nita Martin Some great advice as usual. Management depends a lot on what your goals and daily life looks like. Go for self management if you have the time and want to learn that side of things. If spending 3-5 hrs minimum a week on your property doesn't sound appealing, a quality PM is worth 8-12 percent. Your time is worth money, but so is the hands on learning you'll do by self management. It will make your investment much more passive. I wish you all the best.
