That’s funny because I had a similiar experience with the clerks here.. I had to go a few times before I found one that would give the information.

Corey H. im glad your getting your feet wet at the auction, I have also recently acquired a property this way but mine was collectors deed, I did a few consultations with different lawyers from different states( I was originally looking at FL) and I was advised to be careful with deceased owners because if heirs are not notified its a good chance it could void the sale.

So a while back I decided to try my hand the local tax sale and I won a $2k blind bid on 3bd/2bth house that was habitable(shocked I know me too). my real estate lawyer told me we would just do a quiet title action to clear the title so I could get a loan against it as the chain of title has warranty deed with the last seller , well its now been 5 months and he is basically blowing me off saying he will file it next week every week. Now Im thinking that I could just file the lawsuit myself and be done with it but after some reading and research Im wondering should I include all the previous owners in the chain of title or just the last warranty deed owner on record? Has anyone else ever thought about this or should I just go get another lawyer? 

dee w.  im jus getting into business credit, would you mind telling your story a bit about how you got to this point....

so i just bought my first otc tax deed this year in st louis mo and did pretty good, $2k bid for 3/1.5bth house still occupied by previous owners tenant. House is worth about $45k on paper and $25k cash, neighborhood is not the best but in my research anything otc is not going to be in beverly hills and those houses hardly ever go to a tax sale and when they do it goes for almost retail...

We go through a similar process here in Missouri for tax deeds/certficates and in my experience I went to the property records building and talked to one of the suits in the building who told me he did commercial but gave a friends contact and they have been amazing in the process.
