Adam,

I like that the show does that ... the follow up part. A year and a half ago the formula was the same ... granite countertops, stainless appliances, hardwood floors and some landscaping. Tack on $50k - $100k to what you had into the property and sell it in an afternoon.

As those of us on this site knew ... like everything on 'reality TV' ... it doesn't follow real life.

Welcome to BP.

I started a business at the age of 17 and bought into another when I was 18 and had three full time employees by the time I was 19. Through out that whole time I had plenty, if not most, people telling me that this would never work, I had to focus on college (which I was in also) or I needed to get a 'real job' with 'real experience'.

Don't take it in. Just keep your head in the game.

Yeah, her name is Kirsten Kemp. She has a book out that is on my list to read ... maybe someone on here has read it.

She was a Realtor and a developer for a number of years.

I saw that one. I would have said that that was set up by the show if I weren't in this business. I can't say that I have seen anything that will top someone using old carpet out of their own home, but I have seen a lot of cheap work done by people with no construction knowledge.

In the shows defense, they don't always film the idiots. One show had a British / Aussie guy rehabbing a craftsman SFH. He looked like he knew what he was doing.

I do agree with you and think that Darwin is probably a writer on the show. The funny thing is ... back when these shows first started the more they showed the idiots the more everybody thought that "hey ... if that guy / girl can do that and make money ... so can I."

And off to the investment races we went.

A little off topic ...

In your two real-life examples, what do you do with the tenant in order to recoup your loss? Oitside of tagging them with a judgement is there anything else you can do?

I'll second what Jim said.

If they are going to charge you to come fix a three week old door ... just tell them to come take it back. Not worth arguing over with them. Garage doors and openers aren't that hard to install.

REO = Real Estate Owned. Means a house that has been foreclosed on and is now owned by a bank.
