This one just isn't going to work. The primary driver for someone to want to get out of a house is job change, divorce or financial disaster. From what you posted this guy has none of those. Additionally, the prospects that I see don't have a ton of equity ... this guy has nothing but. Basically he has no motivation to sell quickly. He may WANT to sell the house and move, but he has zero external pressure to do so.

A little analysis of the numbers. You said the one year old appraisal came in at $440k. Even if we discount that 10% for accuracy ... that leaves $396k. If we discount the market drop 10% like you said then you are still left with $356k. That's not too far below his ask of $375k and a fair ways above his floor of $300k.
