We are finalizing our goals for the next year but will most likely include purchasing 1 or 2 more buy and hold properties in our market.  We also have an apartment unit above a commercial unit.  The commercial unit is rented but the apartment needs a complete refurb so would like to get that knocked out this next year as well.

Charlie,

Not sure about the local area where you live but here in Southern Georgia it is simply due to the nature of the normal water table.  Even though the water goes through the city filtration system it has such a high content of sulpher that it smells terrible and tastes just as bad.  The vast majority of homes in this area utilize a water softener and filter system that removes the smell and makes the water drinkable.  Also reduces corrosion and buildup on the pipes.

Did the occupied side of the duplex have a softener installed?  Sometimes in the garage or under the sink depending on the style.

One good option might be to look at buying a duplex.  You can probably find one for about the same price as a single family home, rent out the second unit to cover your home loan, and keep paying off your student loans from your income.

English is one of the only languages that has the subjunctive case.  These are the should have, would have, could have concepts.  There is no real point in the subjunctive case except to make us feel regret.  It isn't very beneficial but many people spend their whole lives thinking in these terms.  If I had only dated this person or taken this job or picked those lotto numbers, etc....   Funny thing about the past is we can't change any of it.  If we keep focused on the past in our minds then we are definitely going to miss out on what is happening right in front of us.

You can't go back and change those things that you did and if you spend all your time regretting them then you are going to miss the next opportunity.  Accept the past situations for what they are, learning opportunities.  Use them to improve your life instead of regretting what could have been.

Great discussion here.  I am originally from Missouri so am interested in building my portfolio in the mid-west.  Currently stationed in San Diego but learning about and researching the KC and Memphis markets.  Due to my career in the Navy I will definitely be going the turnkey route initially.  I have seen good info on turnkey companies in the Memphis area but have not seen as much in KC.  Anyone have good experience with reputable turnkey operations in KC?

Congrats.  I think you have defined wealth on your own terms and that is exciting.  Time is the real currency.  We can always earn more money but time is the limited commodity.

Jason, up to four units will usually count the same as a single family home. Believe you can use the FHA in this case.
