Hi folks,

I am very frustrated, I have a duplex that I rented to couple with kids and they are ruining my property. So, they had told me that sprinkler is not working and paid $600 to fix it. Sprinkler guy told me he set it twice a week night time. Summer time I went to long vacation out of state, came back and 3 days ago I went to inspect the property and found out a some of the doorframe cracks and soil around the foundation. They just unplugged the sprinkler system. They also stopped paying to their renter’s insurance.

Is there anyone had this kind of issues before? I don’t know how to proceed with this problem. Should I fix the foundation and bill them or ask them to get the renters insurance back on and file a claim to their insurance?

Hello everyone,

Two years ago me and my husband bought a duplex to house hacked. We lived there 1,5 years and purchased new house to raised our growing family. Now, I would like to start learn more and start somewhere to BRRR. I looked few properties but there are listed on Zillow as foreclosure sale. I know it's risky move to buying without seeing inside the house. I want to start from somewhere and learn along the way.

Could you share your experience?

I received an email asking only for 3 months lease maybe going month to month after and offered $500 more then I listed. She is saying she places home insurance claims. I want to sign the lease but little bit hesitant how the house will be taken care of the house. I already painted the walls and fix little things.

How would you proceed?

First of all I am so happy to be part of this forum and thankful for everyone who shred with their experience and knowledge 🙏🏻.

My tenant is moving out and I placed the ad on apartments.com where it says will do all together (application, background check and screening and management). I do get leads but background checks are so week not detailed. I only see tenant general & employment info, eviction history, criminal background. It doesn’t show their credit score anything else.

It is my first time and would like to do find a tenant myself without paying for realtor’s fee which is one month rent. I would like to learn all about leasing.

Where do you guys place your ad and run tenant’s background check? Any advice appreciated.

One more question: Should I wait and just refinance it down the road? I would like to get rid of the PMI.

Hello,

We bought a duplex 7months ago and living in one unit and renting other unit. Now, we would like to buy a house with a good school ratings and rent our side too. Market is hot now and I was thinking to cash out/HELOC refinancing the duplex, but my lender is saying "you can't because you didn't pay 20% of the mortgage yet".

FHA loan 10% down payment and loan amount $411K

Is it true or too soon to HELOC or Cash Out Refinance?
