I can identify with you on this topic. Go to investor meetings.. consistently, be a regular face in that crowd. You will find helpful people at them. Also you basically need to get comfortable with being uncomfortable. The rewards only come from uncomfortable experiences so embrace it. If anything they will be new experiences.

I've played around with Reddit a bit... but not with regard to buying ads. My approach was to be an active user of the local subreddit, to post to relevant things being talked about and careful not to appear as a marketing tool posting just to post. The newer interface of Reddit allows you to actually create a profile so that is a thing to use as promotion, maybe a username that is obvious as to what you do so people curious can click to your profile etc. If you're obviously posting to market, the hivemind/community will vote you down and you will be seen as just a marketer. As always just bring value. Reddit can be time consuming so there is that to consider.

 I think that is a lot of my confusion about wholesaling with regard to mobiles, the numbers are a little different when taking into account the park and plot when they are factors sometimes.

Consistency with the marketing is typically the game, keeping your name out there and having people know what you do, services you can provide and problems you can solve etc. But like Jay said it can basically be a challenge on the west coast. People are always in different circumstances with regard to life or financial difficulties, deals will pop up, you just have to stick to it longer than the others. Doesn't hurt to think outside the box and get wildly creative with the Internet and various other social platforms.

Typically you would use CRM software(web-based nowadays), youtube is full of videos with examples of how some people use and customize the software. There can be a learning curve and you can hook up other services to a CRM.. podio is a common one, apparently you can customize Airtable too, and those are some free ones(with other premium paid features). They're intended to replace a spreadsheet with regard to leads.

Would you be able to find a local real estate investors club in your area? That is where you will likely be asking these questions in the context of your area. If you do go the path of talking to a lawyer about it, try to find one that is familiar with the investing side of things. A lot of agents and lawyers are not familiar with wholesaling or see it as a  grey area which is why I recommend finding local meet ups. Start watching the free webinars offered on BP.. they may be about different subjects but the lead funnels work the same way across strategies. Learn your numbers. Also.. with any luck, local meetings will have people doing actual investing around the area and hopefully can give you documents that have been used in that area, or if you notice there are no active meetings around you, you could always start one and see who it attracts.

Get a general understanding of how to do the numbers, but definitely find some local real estate investor meetings near you and learn the cash buyers' criteria. Those types of meetings are a fantastic resource, definitely be a regular.

Aside from what Roland mentioned about the traditional path of selling, sometimes the seller is another investor who just wants to unload their properties, other times they are adult kids who have inherited unwanted properties to not have to deal with the costs of it. People are always in some sort of circumstances that have a financial factor and a wholesale buyer can bring a solution swiftly.

Find local real estate investor groups and become a familiar face with that community, network with people.  Identify who the cash buyers are and understand their criteria of what they look for, learn how to run numbers on a property as if you were a flipper yourself because that is the skill expected of you by cash buyers to save them time and that is the value you bring to others.

I feel like you're over thinking this aspect of the marketing, simply get your name out there..be concise about what you do and describe it as the solution to the many problems and circumstances of sellers. If a person is in such a position and motivated enough.. then your message will come to mind. It's a visibility game. Having said that.. people do get very detailed about things..I have seen people talk about how different colors of direct mail postcards can have better conversion than other colors etc but you just have to start.
