@Alejandro Martinez will say you will be hard pressed to find someone doing 5% for a jumbo loan. Best case right now is 10% down.

What state are you in/buying in?

@Samantha Miles

My first question would be is there a certain reason you believe you cannot buy? There are so many financing options out there.

So technically it sounds like you need a lender in Florida, as anyone in NC would need to be licensed to help you in FL. Is there a particular reason they need to be local to you in NC? Nothing is really done in person and out my years in originating even before covid, I served people all over just fine.

What kind of loan are you wanting though? If it's just traditional financing, I couldn't imagine finding a hard time with that.

Not even worth the effort in my opinion. As a mortgage company owner, I wouldn't hire someone part-time based on what you are looking to do. Training alone you would have me in the hole.

Just had a client off of here say the same thing. I ended up closing all 3 of them for him. Keep looking, most times its just people don't want the stress of doing the loan. What state is the property in?

My question is why are you so again points? Its either points or it's a high rate?

That's the price you pay when using other people's money.
