Hello fellow BiggerPocket Portland members! I've been hearing from a lot of you after getting interviewed on BiggerPockets Podcast Show 291 and it's awesome to see such a vibrant local community of investors both new and seasoned.

@Stanley Pearse No spreadsheet, although you could look and see how much your taxes and insurance have gone up and compare that with how much the market has gone up since 2016 as a place to start.

Julian Hicks Where is the OP stating that they are looking for a Venture Capitalist? Very different business model. I’ve seen you post about Master Lease Options before. From my experience we have had success master leasing when we were able to demonstrate trustworthiness, professionalism, and in good financial standing. It may not need as much capital as an acquisition but i haven’t found many people that will hand over the keys to someone with no money, no reserves, a weak balance sheet, or low credit. They want solvency and staying power. Besides, there is still risk in signing a committed monthly payment for a long term lease. You’re job is to look at the spread and understand value. Master leasing can be a great tool in an expensive market and I’d recommend at least looking locally before trying to structure a deal thousands of miles away. Check out David Tilney’s stuff for a reputable authority on the subject.
