We have people just looking for retirement income. Often we pay 6–7% but do it for 3 years or more. They don’t want the principle back but the income, which makes it a lot less work for them and works for us a long term investor.

We’ve done this when we had sufficient reserves in place and knew the overall timeline would support the cash flow. We’ve also delayed prefer for a year or two before any coupon starts but either is always spelled out in the deal before it strikes.

3 units, 20% of cost down we get low 5% right now, fixed for 5-7 years only. Sometimes that is less than 20% of ARV if we put together a value add deal.

@Eric Swint, ours varies by deal. Some have a coupon, some don't. All have a preferred return to the investor before we participate in any equity. We do value add, opportunistic and stabilized properties so the structure is based on which type. We really stay focused on being equitable with the LPs and doing deals long-term (not fee gouging), when they make money, we do, and it works well over time.

You can structure the deal however everyone is agreeable to, just make sure it is clear. It also comes down to how good the deal is and the return to the investor after your fees/promote. 

In any case,  if you are bringing in money I'd suggest having a SEC attorney involved in your process to make sure it is compliant.
