Small multi-family (2-4 units) buy & hold investment in Omaha.
Purchase price: $155,000
Cash invested: $5,000
Bought a duplex using an FHA loan.
What made you interested in investing in this type of deal?
Always wanted a duplex

It was an off the market deal.

This may sound like a silly question on BP but I'm having to start fresh with a new tenant. My long term tenant on my duplex (who came with the property) I had to evict. (I live on the other side) How do you vet people and find good tenants/renters? How do you find them? What websites do you all use to vet people and there background etc?

The market here in Omaha is great for buy and hold. I have not done a flip yet but if it's priced right for the neiborhood it will sell.

What I've done is replace each bulb as it goes out with an LED bulb. They are more expensive but trust me you will never have to replace them again for a long long time.
Not to mention they use hardly any energy to run and don't produce heat. It's just a win win.
