Hello BP. I have a unique opportunity and Id like some input and feedback on how to go forward...I own a duplex that I paid 150k for. It has 2 bed, 2 bath. My next door neighbor also has a a duplex and he's looking to sell and I want to buy it. It only has 2 bed 1 bath and he paid 164k for it. My property is bigger and better and I paid 15k less then he did. He has admitted that he over paid. My question is this...Since he over paid for his property and I know it's not worth more then my property how do I offer him a price without insulting him?

Hello BP. I'm looking to replace all the toilets in a duplex I own. I'm looking at the Champion 4 toilet and the TOTO Drake toilet. Do any of you have any experience with either of these toilets or any recommendations on others?

Post: Why Electric Ranges Over Gas???

I've often wondered why almost ALL apartments, Duplexes and just about any residential rental real estate including new homes all have electric ranges. I'm a BIG fan of gas ranges as are most home cooks and professional chefs alike. Is there a reason WHY rentals and even new homes now a days have electric ranges? There are so many benefits to gas vs. electric when it comes to cooking. Thoughts.....?

To answer your question depends on your goals and strategy. Personally I buy and hold. I want passive income (Cash Flow). Flipping does have it's place in the real estate game but you will pay capital gains tax and unless your doing a 1031 exchange that tax can take a chunk. If you can get nice cash flow from it that's what I would do.

Thank you all for your input. I am new to this site so I didn't see other posts on the subject. After some fooling around with the search option I found LOTS of posts on this exact subject. To me I see more up side then down side. Thanks guys for your Input. Daniel...I love how you worded the importance of getting it and the creative things you can do by having it. I was always of the mindset of "Either Or" ...Not both. But after talking to you guys and doing lots of research It would be a mistake NOT to get a license. Thank you all for pushing me over the fence...I needed that.

Hello everyone, I'm new to BP and I'm so glad something like BP exists. What a great resource. My wife and I own one duplex so far and looking to get more. I'm thinking about getting my Real estate license also. My question is, is a RE license a good thing to get for a RE investor? Pros? Cons? How many RE investors have there RE license? I'd love some feed back. ~Adam

I would first consult an attorney and a banker before going further. They will be your best answer. I'm married to an attorney so I know first hand how valuable they are. As for loaning to an LLC a banker would give you exactly the answer you seek and if he's a good banker that knows his stuff he knows how to help you get around the road blocks.
