I'd find a realtor and have them walk you through some previous sales to get an idea what the market is like.

If they lied on their application then I would assume they will screw up in other areas that will be grounds for eviction.  I bet that will happen in 30 days or less.

You need to think about your exit plan. Would a buyer be able to get a mortgage when you go to sell it in a couple of years?

Find another property without the problems.

I set my leases up to avoid turn over in winter months. 

I think waiting is a good idea to make an investment this risky.
