I assume you declared the rental income on your taxes?

I think your accountant has not done their job and I'd be looking for a new one.

Other than that, I'd sell the house and get into an investment that makes money.

Get out of debt and stay out of debt.  Car and credit card payments will kill your wealth building. Cut expenses where you can.  Stay out of Starbucks and don't buy into the "I deserve it so I'll buy it" advertising crap. Save your money and make sure your credit is good.

Study successful people and you will learn a lot. Take baby steps and don't measure where you are by what others have achieved. 

Have written goals and a plan and stick to them. A goal that is not written down is just a wish.  

You don't need to buy a duplex or anything right now.  If you are overwhelmed now then they will push you over the edge.

You're young and have time working for you. Join a local REIA and NEVER buy a seminar.

I assume the inspector checked the water meter.

Why would the inspector be liable? If there is any liability it's minimal, as they are inspecting and not certifying the property.

There could be natural springs and if so I can understand why the buyers would back out.

You might need a soil scientist to look at it and if he/she agrees with the inspector than see what the solution is.

We have a homestead exemption in GA that lowers our taxes a little.  Also, in our county when one of the owners reaches 62 school taxes go away.  Our taxes were reduced $2,400 last year.  Sometimes it pays to be a senior citizen.

Knock on their door and talk with them.

Tell you are looking to purchase a home and if they have considered selling theirs.

Establish a relationship and see where it goes.

Michael,

I know we have had a lot of rain recently and there is a lot of hydraulic pressure forcing the water up.

I think would you would be better off stopping the water from the outside than damming it up on the inside.  It will find its way out if not fixed.

I know you plan on selling the house for a big payday but I'd fix it rather than a band aid approach.
