3 guys working 8 hours a day for $1000 works out to $41.67 an hour.

I'm with Jeff V.  $400-500 a day is more like it. 

I bet he's paying them $15+- a hour each and if he pays them more that's not your problem. If you really like him I'd try them on a couple of specific tasks.

I'd never fault someone for making a living, but not at my expense.

I would think that for the next month or so if the area around the pool is attractive and the pool is clean then it might help sell the house. Plants and some cheap patio furniture will help.  Stage it like you would do a house.

Use the pool as a lead in on your advertising.

Have an open house with all your "pretty" friends partying around the pool.  Explain to prospective buyers what their life could be like of they buy your house.  Tell them that the friends come with the house.....

Like Jessie stated.

This is no different than if they hit your car.

File with their insurance company, if they have insurance.  Since they fled, I'd bet the car was stolen.  Hopefully the owner has insurance and you can file against it.

Your agent should be able to help you with that without filing against your own insurance.

Just have deposit slips made out with the property street listed under your name.  I bank with Wells Fargo and can view the deposit slip on line.

I have an account for each property and don't have your problem.  Also if you have a business account Wells Fargo will issue debit cards that are deposit only.

I like Valdosta.  My wife's from there and my son graduated from VSU.

There's a lot of opportunity and you should do well with your attitude.
