@Gayle Melnick I’m also interesting in Baltimore city. I saw news about development plans but I’m not sure how long it’ll take certain areas to better (less crime).

I’m considering investing/rental property in Baltimore city. I’ll be property with 2-3 bedrooms/$250K maximum. Walking distance to shops and restaurants.

What advice can guys give me about Baltimore? I’m first time investor so I want advice from experts all of you.

Hello,

I just bought a house and was thinking of renting two of the other rooms. I was thinking of making rent all inclusive with rent, utilities, cable, internet, cleaning services and household common area shopping( toilet paper, soap etc). Is  this a good idea? Or am I going to be broke with this option?

Hello,

First  time investor. I'm looking at investment properties in Gaithersburg, MD. I'm conflicted about two properties. One property is walking distance (15min.) to metro station and shopping center but has average schools (Elementary rating: 6, Middle: 9, High: 7).  Second property is somewhat walkable (21min.) to metro station and shopping center but has great schools (Elementary rating: 8, Middle: 9, High: 8). This property also has bus stop near by to metro station and shopping center every 30min.with total commute time of 15min. either location. 

School ratings are based on greater schools.org

So what is critical? Location? Schools? How do I strike the right balance? 

P.S. My ideal tenents would be families but I'll let the property management firm find other good tenents as well.

I'm looking to rent a property to college students. I have researched around the area for good management companies but most of them are slum lords. So I'm thinking of doing it myself but I need help.

Can anyone tell me online company that can create a lease, hold a deposit, and management payments? I saw PayLease.com and cozy.co but I'm not sure how good are these firms. Plus, I'm not sure how I can parents to co-sign online..

I am also trying to find 24 hours emergency companies to provide services in case I need them. If anyone has recommendation for Richmond, VA location, i would greatly appreciate it.

I have been searching for a property the past few weeks. I'm going to look at a few more properties this weekend and hopefully will find it. 

I did my pre-approval for montage. So I just need to get a contract and loan approval to go through. I expect all of the buying process to take up to 30 days.

Hello,

I'm purchasing a investment beach property to rent during the summer at Virginia Beach. It's my first time buying a property so I'm a bit nervous as I have heard of horror stories dealing with renters. What are top three tips you can offer regarding having a vacation rental?

Also, as I prepare to buy a property the next few months, how much emergency money should I safe for rainy days? How many months before I buy a house should I start buying household items (furniture, kitchenware etc.)? How should i manage the cleaning aspect of the rental unit? I'm not sure if the Property Management company I looked at did cleaning.
