Hard and private lenders should be willing to give you an approval letter.

If your credit is bad, you will probably have to stick to private or hard money. For that, 10% is reasonable, depending if you have to pay points.

Its not necessarily a red flag that the tenant does not know. If a landlord tells a tenant they are listing the property, it is likely the tenant will move out. Turnover costs a landlord money.

I think you have to file an eviction at the justice of peace. I would strongly advise against taking any action yourself.

Sounds like you need to switch escrow companies if they cant calculate the payment amount correctly

There may by private lenders in your area that are set up for long term hold.  You will probably have to look around since short term is more common.
