Wouldn't you just view it as an additional source of income that increases the NOI? I know value add multi family investors who add value by charging for garages, enclosed patios, parking spaces, etc. There certainly might be a buyer who tries to carve it off and say they don't want it factored into the calculation but that's part of the negotiation.

My wife and I have been doing very well listing a guest house at the front of our home on AirBnB for three years now. I've found AirBnB to be VERY easy to manage and their fees are low. But I've reached a point where I don't want to be too dependent on just one medium for bookings.
I know there are a myriad of tools now for managing and syncing the two calendars but I was wondering if anyone can share some experiences, positive or negative of using the two sites.

If you are setting up a Roku, Amazon Fire, etc., obviously it's connected to your account. Any issues locking the Guest account down?

Probably a great short-term rental market if it's legal. Like most municipalities popular with AirBnB these days, the regulatory landscape can be tenuous. Also keep in mind if the home is in an HOA they can change the rules with the stroke of a pen.
Do your due diligence on what the city allows and beware the HOA board.

We have a vacation rental property in Las Vegas, NV. Studio unit at the front of our home. It currently has a 35 inch HDTV with Directv. I'm contemplating taking the Directv received out of the unit and replacing it with a Roku/AppleTV/Google Chrome, etc. to offer streaming services, or maybe a DVD player with access to those streaming services.
I'm curious if anyone else has done anything like this. My chief concern is over complicating the TV for guests.
