Can my grandpa take a loan out on his house to fix his house.   I don’t think he should destroy his home and put a mobile home there.  The land alone is worth around 300k. 

Any downloadable blank contracts and assignment contracts 

I’m also new in real estate. And looking for meet ups in Delaware. @Christian Fletcher and looking to build my contractors list up @Alex Failaev, may I add you to that list? I have a two realtors helping me. One in Atlanta.  I have one contractor and I’m looking to add buyers also! I’ve been doing this for two weeks and learning everything from BiggerPockets! Fast! They should pay me as much as I promote them.

@Dustin Verley thank you . I will look into that.  I also want to start a meet up ! I need to learn as fast as I can.   

Question? In wholesale, do I add the purchase closing costs and sales closing cost and agent commission  in my evaluation? The calculator asks for those numbers and I’m not sure if it’s just for loans , and doesn’t apply to cash buyers.   Who I will target as a wholesaler. And what if the house is in great condition, do I still try and wholesale it ? Or only distressed property? I’ve seen some great properties for sale by owner and I’m thinking if I can get it under markets value , then I could wholesale it to flippers.   But then the flipper would not have to add much money to the flip and could make a better profit?? Sorry for asking uneducated questions; I’m educating myself as I build my business and networking list.  I’m already looking for and finding for sale by owners... but mostly for training myself in that part of the real estate world. 

@Nick Peters I tried to download it from my phone and all I got was numbers and letters so I skipped it. But now I understand, Microsoft is needed. Thank you again! And when I get to that stage, I will look into it again.

@Tim Herman the numbers you gave me , I now understand! At first I was like ,”huh?!” Haha but now , I understand to the fullest ! I have took this and kept it for later.   As of now, I’m entering into the wholesale entryway into generational wealth... then flipping , then rentals and scale from their .. into commercial and huge scale after that into international? I want to buy and sale small countries . Lol just kidding ! Is there a such thing?
