Definitely some things to consider would be your schools for kids, and where you're going to get the most for your money. Unfortunately, $1m doesn't go very far in Maui right now, if you're looking for a single family home. Especially if you want one with an 'ohana (adu). I've been on Maui most of my life and can help give you some ideas of what to look for and things to watch out for if you like. Just shoot me a DM!

I live on Maui and have real estate investments in several states. I use Boss Advisors out of Phoenix. They are an accounting and legal services firm focusing on real estate investments. Mike Payne runs their legal team out there and Chad Huebsch runs their accounting side. They have been great for me. You should be able to find them with a quick Google search. Hey guys,
I'm not a big fan of letting cash sit in the bank. I'd prefer to have it invested in real estate. However, when we are in between purchases or as cash starts to accumulate, we normally let the cash just sit in an account earning virtually nothing. I'm curious as to what others do in this situation? I'm thinking about moving some or all of that cash into an index fund and letting it sit in that until I'm ready to make my next purchase. I like index funds, but I'm a buy and hold investor with stocks, real estate, everything, and I don't sell assets unless I have to. ...Probably because I don't really know the ramifications of selling. If I let it sit for a couple months and then sell out of it, I'm going to have to pay fees and capital gains tax, I assume. Not sure if it's worth it at the end of the day, or just keep it in cash and try to buy more stuff quicker! I'd love to hear your take! Thank you!

@Lauren Pitts - Same here. I did Smoobu for a minute and moved to Smartbnb.io (now Hospitable) maybe two years ago. They don't do everything, but they are the best I've seen. We've been happy with Hospitable and the communication between them when we have issues has been great. They're the only platform other than Airbnb that we use. The AI and scheduling is more robust than any other platform I've seen, so until there is a need to change out of it, we'll likely continue using them.

@Tiffany Kho - Make sure you have a VERY knowledgeable agent, like @Laura Myers said. Any real estate agent on Maui that is worth their weight in salt should be able to tell you if a particular property allows short term rentals. Many of the condo complexes here are approved for short term rental by their HOAs but their zoning is still apartment or multifamily zoning. There are talks of the county possibly cracking down on those. I doubt that would happen, but it is a possibility. What you should really find out is not if the complex allows STRs, but if it is Hotel zoned. I'd estimate that's only about 30% of all condos that allow STRs on Maui. Bottom line: A good agent is going to be your best friend. Get a good agent that knows the scene, preferably one who is also an investor in STRs.

My wife is a pretty awesome realtor @Caroline Neubauer for investors because she was an investor in STRs and long term rentals here in Maui before she was ever a realtor.
