Thanks for the info! Yeah I really don’t want to waste no contractors time. How would you advice I pay and monitor the GC that way I’m not getting screwed over? I’m definitely a confident person, so I won’t give off that I’m a rookie. Just need more info

Would you recommend I lean on GC at the beginning? Then when I become my experience, I start subbing out contractors myself? Th ask for the info by the way

I would start with a stern warning that we are in a peak market with unrealistic prices that can't possibly last, inflation knocking at our door, and it's an election cycle where certain groups like to create chaos. You could be four months into a flip when the market suddenly turns sideways and you can't unload the property for a profit. It's not the greatest market to try your hand at something new.

So I should wait for the down turn and continue learning or try a different approach towards getting my first deal?

I'd come up with specific criteria for what deals you keep for yourself as rentals. Maybe it's every 3rd deal or anything with over 70% equity ARV, but you want to put your skills and efforts to work for you so that you create passive income and work yourself out of active income.

Also- I know you've heard this, but the lowest bid is never the best one. Find honest contractors and pay them more than you agree, especially when they get their job done on time.
