Put together a bookmarked list of all of the auction co's for real estate, for NH - most of these auction properties are in the pre-foreclosure window. The Warren Group (previously Real Data) is your best resource because they track ALL of the NH real estate transactions and show which mortgage co is foreclosing, date of auction, foreclosing attorney, original balance, second mortgages, liens, judgements and attachments. You can get Notices of Default (really not sure if this is public record!) directly from the tax collector in each town if you walk through the door and speak nicely with the ladies behind the desk (or guys!) - whenever a lender sends one of these to the borrower, they send a copy to the town if the taxes are escrowed in the payment...... don't be surprised if they give you a funny look because they may never have had this request. It gives you a heads-up in front of the foreclosure notice in the Union Leader. Remember though, a lot of pre-foreclosures are upside down so not necessarily a deal..... could be a short sale, but hen it has to be listed on the MLS before the lender will consider an offer, which means you're competing with the rest of the world. Also look at the online list sources: Listsource, REIPro, Propstream, Batchleads, GoKnock etc etc........

@Matt Burtt - just sent you a connection request..... yes, we've done several deals in the Lakes Region and I'm familiar with Moultonboro, can pull comps for your ARV, too. The issue at the moment is, everyone is super-busy, so finding a contractor will be challenging and if you get someone who's readily available you have to ask yourself if they have no work is it because they suck?! :)

Mine was a 6-unit back in 2003 for $200k. $20k down and owner financing for the balance. We held it for a couple of years and ended up selling it for a $100k profit before taxes, which we 1031 exchanged into some other rental properties and began to grow our portfolio. I wish we had paid off our house mortgage at the time because we would have still had money left over to put down on another building and had no mortgage payment! That deal was my first exposure to wholesaling because the guy we sold it to flipped his contract to another investor-buyer and made a $60k assignment probably with one phone call!  :)

@Dan Milinazzo liking the Real Value Ventures name - I haven't read any of Simon's books but of course have listened to stuff on YouTube he's done. Currently reading The Go-giver, having just finished Traction and Rocket Fuel, with 40+ more on the list. We should do a call sometime to compare notes......

^ Sking is my big why, so of course I have Glen Plake along with various wipe-boards for tracking deals, ideas and inventory etc...... :)
