This group was established to help real estate investors and other real estate professionals in the Mahoning Valley grow their business through networking. We meet on the 2nd Wednesday of each month at Buffalo Wild Wings in the party room (ask the hostess if you can't find us). While you are welcome to bring your deals and services, there will be no sales pitches by the organizers. Our only aim is to help build connections within the Youngstown real estate community.

We welcome current and aspiring real estate investors, contractors, agents, lenders, and anyone else who could benefit from connecting with like-minded individuals.

There is no structure or agenda--simply come in, grab a drink, and a grab a seat next to some one new. Bring your questions, your deals, your business cards, your contractor recommendations, your needs, your best practices, your experience, your lack of experience--whatever you have (or don't have!). Find a partner, a mentor, or just a new friend. Share, learn, and grow.

I just had this issue come up this month. One MTR lease ended May 31st and the next began June 30th. Our AirBnb calendar has a 29 night minimum stay. However, you can take a block of dates and change the nightly minimum just for that block. So in my case, we selected June 1st - June 29th, adjusted the minimum stay to 2 nights for that period, and upped the rent for that period to STR rates.

I give a 3-4 street approximate location such as, "Between Main St. and 7th St." Something specific enough that they can easily scope out the area on Google Maps but not exact enough that they can break in when it's vacant.

Have you connected with other investors in Durham at a local meetup? Is your rent just priced too high or are you in a bad area of Durham? If you're not having success renting it as an LTR, is there enough attracting people to that area that would lead to success as an MTR?

First, how long do you plan to hold, and second, what's your goal? I buy with the intent to hold indefinitely. I'm 33, so I know if I hold something 30 years, it's going to appreciate, and my main goal for investing is equity for retirement funds. Considering rents go up over time, I don't mind something that breaks even for a few years. If you're confident these properties will appreciate and rents will increase over time, a break-even deal isn't necessarily a bad deal as long as you have reserves.
