This would be a huge factor for me. If they're a student, sure. If they're a professional with a solid work history who hit a bump in the road, is relocating, and needs some time in their new market to look for a new job, new housing, etc, that works for me. Basically, if their story makes sense and doesn't raise any red flags, I'd gladly consider them.

We use Furnished Finder's landlord resources and also look through the listings in our market, both comparable and larger/smaller. We do the same with AirBnB. There really isn't anything that exists yet that tracks occupancy rates for MTRs (unless someone knows of something new I haven't heard about yet, in which case I certainly hope they mention it for us!)

The traditional LTR is becoming less and less affordable for the general population. I don't see the average Jane being able to afford to live in a furnished rental as a traditional tenant. Either way, I think we're in for a wild ride!

We only clean between tenants/guests, not while they're occupying the unit.

If booking outside these platforms, we use KeyCheck to run background and credit checks on tenants, but we may switch to Rent Redi as they collect the tenant's photo ID for you as well.

We just turn on AirBNB and switch to an STR model during awkward gaps.

Shower Mat - Everyone keeps putting mine back in the closet and not using, so it stays really clean. :)

Shower Curtain - Yes definitely the inside liner, to get rid of water spots and any of that ugly orange growth. Outside/decorative curtain, no if it still looks clean, since it is not in contact with water. 


 I never thought to just keep it in the closet! Genius!!
