Hi, Brandon...thanks a bunch! I really appreciate your feedback. I did evaluate 120 Watkins, but realized that it is not a renovated property, but in solid, move-in condition. As for 127 Watkins, I see it was renovated to an extent, but the windows to replace the existing ones were on back order. I determined the distance of these properties from 149 Pierce to be 0.6 mi. I used 115 McClellan Street (0.3 mi away) and 122 Fernon Street (0.6 mi away) as my comps to determine value after completely refurbishing 149 Pierce. The two latter properties were completely remodeled. I tend to look for comps that sold within the last 3 months, so I paid very close attention to 115 McClellan due to distance and a sold date of 8/21/13.

Hi, Stephanie. I'd say an attorney can assist you in gathering all pertinent information on the property you intend to close on, especially when it comes to zoning issues. Also he/she can order title work for you and oversee the closing. You could contact Coren J. Wise, ESQ at [REMOVED]. His email address is [REMOVED]. He's a broker as well as a Real Estate attorney. I've dealt with him personally, but haven't closed a property with him yet. He's efficient, based on my experience.

Hi, Terence...thanks! I've already had a Realtor work out a retail value for this property, which we calculated to be $230K-$240K, once renovated. Just awaiting the contractor's estimate now. I'm getting this for $120K.

Hello, everyone. Just received word that my bid was accepted by HUD. I'm waiting for the contractor's estimate in terms of repair costs. It's in the lovely section of Pennsport in South Philadelphia. The address is 149 Pierce Street, 19148. I need your feedback, Philly investors!

Hey, guys. I'd been back and forth with the listing agent and his client for her property located at 6032 N 19th Street, Philadelphia, PA 19141. I thought we had an accepted offer, but no. Anyone who's interested in this particular area of Philly, I'd encourage you to submit an offer. It's listed for $69,500, but I know that the seller is willing to accept an offer of $53,000. It needs about $30K-$35K in renovation work. A similar renovated home up the block (on the same street) sold for $133K after less than 2 months on the market this past May. It doesn't fit my criteria, as I wanted to flip it in as-is condition, but it would be a solid deal for the fix-and-flipper.
