Do you want to make more than 15% to 20% on your (or the bank's) money? How? By cutting out the middle man!!!

I find great deals all over Texas that need hard money loans, but can work directly with investors. No need for a middle man that will take more money from both of us. Got hot deals on line right now.

Hello Investors! Found a property for $25K. That includes a 1,900 sqft house that sits on a 1 acre lot. The repairs will cost about $35K. The ARV/Fair Market Value is $85-$90K. I know most hard money lenders want to lend for more than $100K, not less. What/who do you recommend for financing this type of deal?

Good afternoon investors. Getting ready to Wholesale a property, but the seller owes $2K in taxes. The title company should subtract that money from the final transaction between the seller & the buyer I sell the contract to. Right? Just want to make sure nothing comes from my piece of the pie.

Hey investors, I have a quick question for you. Well, maybe 2. How would you invest $150K, & why?

Try a credit union, or a local community bank. 

I was quoted 3.5% down if I planned on occupying one side (which I do), and 20% down if I planned on purchasing purely for investment purposes.

Hello all! I'm new to the whole real estate investment game, but I've been studying it for about 13 years. I live in Austin, but have a gym in South Texas (Victoria). I'm wanting to start off in Wholesaling to get my feet wet, then flipping & ultimately rentals. As most of you from Texas know the rental market in Austin is RED HOT. What most people don't know is the rental market in South Texas is pretty hot as well. After the short-lived oil boom that ended 2 years ago there have been an unbelievable amount of foreclosures, which means an unbelievable rental increase in the area. 

I have absolutely no issues finding properties to wholesale. I have 2 recently flipped projects that are both currently being leased that 1 seller is trying to unload now.
