Is it possible the have SS and be unknown with Credit bureaus? Especially if had 3 decent jobs and decent income. He is young at 25. I have a feeling the person filling out details did something wrong. How does it get correct info?

I have been managing long distance with the help of my son in area by myself. And your right, the issues is getting renters. Once you have a good one in, really nothing to worry about. Never been issue for me until this last Renter moved out. Posting in Craigslist and postlett and still not any good renter option. Looks like the rental Market in Charlotte area is being flooded right now. I can't keep up with all the new posting on Craigslist everyday. Any ideas on how to stand out in the forest of rental postings on Craigslist?

I was wondering why no affiliate program set up for bloggers to promote your outstanding products and member services? If it is just a matter of not wanting to take the time to set up and manage, I would be willing to discuss w/ you how I can help with this as an affiliate manager.
I am sure you are aware of the potental you have to leverage your profit potential by having thousands of enthusiatic users telling others about your products and services using their affiliate links.

High I got a warning that I could be banned for sending a PM. It looks like automatic and says I need to slow down sending PMs. It is 1st PM I sent so wondering if I send another PM will I get banned?? LOL
What is the PM limit before you get banned from the forums? Thanks
Post: Need Help From a Flipper in New Braunfles/San Antonio area With whole sale opportunity

I came across a very good opportunity for making a whole sale deal with a flipper. It is a very highly sought after neighborhood of older homes on large (over acre) Lots. I have talked to owner husband and it was inheritance. They are about to hand over to agent but willing to deal with me. I was thinking about buy for myself, as it is the location I am looking to buy and live, but needs way too much work.
I would like to bring in a Flipper or remodeler to help me with a whole sale purchase setup.
I may even consider buying after the remodel done but cannot tie my money up into a remodel at this moment.
The lot itself is worth over 1.5 k so probably be 200-280 for wholesale and potential for 400k-600k retail after remodel.

Thanks for the info. I am working on getting paper work together for 1st home refinance. I dont have a lender yet... Can anyone recommend REI friendly lenders in San Antonia/New Braunfels Texas area?. I will be giving shaun a call as well to see if he can help. I have a lot of equity in different places I need to access to build my REI empire. I just need educated lender who will be willing to work with me. I am setting aside some cash for emergency fund when inbetween renters.

I am confused too. LOL. Just trying to figure best way to handle. I think I may have more time now but this morning I was thinking I may have to act fast and do not have enough time to refinance. I am going to reliance no matter what to leverage the equity I have but I don't necessarily want to dump it all into a 2nd home and trying to figure out a way to do creative financing on that property to leverage the equity. I just know how hard it is to get my primary home refinanced that has a great deal of equity. I know it will be near impossible to get a bank loan on 2nd home/ investment property. Just looking for ways to leverage my equity and not have it tied up.
Also I am assuming the home owner will only be willing to reliance temporarily until I can come up with another solution to finance finance this 2nd home. If all avenues fail I will eventually have the cash available from refinance of 1st home. I am just hoping there are other solutions.

Hello,
I have been in market for condo in a particular resort style community. I found someone who is selling and can probably handle owner financing. I do have down payment but I really need to get primary home refinanced and get the great deal of equity out of it to buy this 2nd condo free and clear. I don't want to lose this deal as this will be my 2nd home / income property as vacation rental. Here my questions
- I know I will have issues getting refinance for primary property if the see this owner finning taking place. Not sure how to handle this. Any suggestions
- I have a feeling he owns this condo free and clear or at least very low loan amt. I feel confident he will do owner financing if I approach it right. Not sure how to go about and terms to offer. I am in position to put down 10-20% and pay cash in full with in year. But not sure that is a good approach and would prefer not to tie up all my money in one property.
- What about interest? How is that handled if owner financed for least financed, say a year?
- I really want to put my best foot forward but would also like to try and get some ROI if decide to sell in year or so or get refinancing. Please give me a best case scenario for Him and another best cash scenario for me. So I can get an idea on what to offer him.
- I know I will be paying near retail as it is on way up and potential for high income producing property as a very successful resort community and town. I may even consider over paying just to get it furnished... etc..

I would love for you to get to know me:
I have mid level experience in buying and holding and some rehab experience. My Primary experience is Vacation Rentals of personal use and recentaly keeping rented to at least cover cost my mortage and travle cos. I am now owner occupying the 1 vacation rental in Beautiful Park City Utah since 2009 and owned as vacation rental primarily from 2005-2009. You can see it in link in signature. I am in process of purchases another Vacation rental in Texas with similar setup. I have lots of question about how to proceed with financing that I will go into in later posts.
My plans are to Spend summers in Park City, which is low season, and Falls, Winters and springs in Vacation rental I will own in TX., which would be low season for that condo. I plan to rent out fully when not there and possibly at least Rent only Partial when I do occupy, if worth while using Airbnb. If you do not know about Airbnb, you should because it is a wonderful avenue for owner occupied income by renting out "space" instead of whole home. Check it out
I also am in partnership with family members of leased out Commercial business.
My biggest success in REI is purchase of 1 bedroom condo for 30k cash that brings in $750 a mo rent and is now worth near 80k. I got lucky on this one and was in right place at right time.
I have some rehab experience while working with EX who was a residential building Contractor.
I am also a Niche Marketing Entrepreneur. Feel Free to ask me what that is if not aware.
I am an avid tennis player and consequently the two Vacation Rentals I have/will purchase are part of a tennis community along with the other amenities offered in the area. I am a wanna be athlete and enjoy competing in tennis and mid distance running events.
I am looking forward to getting to know many of you and possible do some JV projects together. If you like to Ski at beautiful mountain resorts or do fun moutain outdoor activities in summer (Mountain bike, Hiking, Tennis, Camping, etc) Come visit me in Park City.
