Hi I am new to Bigger Pockets and am considering the rookie bootcamp course but want to make sure I have adequate resources to successfully complete the course before I pay the tuition.  How much capital should I be prepared to invest?  I live in the San Diego area. Thank you

Quote from @Cathy Fitzwilliam:

I am a new investor. I own 50% of one property and am interested in the BRRRR strategy. When I run the numbers on properties in San Diego, they do not cashflow positive, even if I had the funds to invest. I am looking for advice for newbies. Should I be looking for financing first or for a real estate agent? Is San Diego too tough of a market to start out in? Should I be looking at markets with a lower entry cost? Ideally, I would like to use the BRRRR strategy with a small multifamily to start. My partner is a contractor.

I always suggest finding an investor friendly real estate agent as they can be your gateway to all other connections! Let me know if you want to connect I am both an Agent and an Investor in the SD area.

@Elizabeth Perales if you have a current FHA loan out you cant. If you dont you can! You can use it again and again as long as its 1 at a time and fits into the loan limits of your state and county!

@Levi Dobson man I think about this all the time! Here is my wish list when im looking at a house for a client.

1. 5 bed 3 baths

2. 1 bd and ba downstairs or in the basement to get the master and this room at a premium for private bathroom

3. 3 car garage, add a small fee for parking in the drive way or garage to get more revenue! then youll have 2 cars on the street which isnt too bad!

4. Small dining and living room with a lot of counter space in the kitchen. This will help not have a lot of people piled on top of each other in the kitchen and also no one will want to linger in a small living room!
