@Brad Johnson that seems like a lot of cash to tie up and a lot of uncertainty ("no comps").  I'm not seeing it.  You'd want to know the potential AirBNB rents first before you did anything further.

@Brad Johnson typically in a BRRRR deal, you rent the property out when you are done rehabbing it.  But I cannot see this one cash flowing based on the purchase price... what would it rent at?  Or were you thinking about it more as a flip?

@AJ Howard do the rentals cash flow?  It doesn't make sense to me that you would sell rentals, incurring commissions and lots of other expenses to do so, pay off your primary... and then buy more rentals.  What's the interest rate on your primary?

@Victor J Delarosa there are successful investors in every state.  The south and midwest tend to be cheaper than the northeast and the west.  What are your goals?

@Paul Kubin these are questions your agent can help you with.  Typically you want to know where the funding is coming from before making an offer - either you have cash, or are pre-approved for a mortgage, etc.

@Yooka Ellis got it - thanks for the additional detail.  Avoiding debt is a noble goal, but won't this tie up a lot of cash for a long time?  And do you already own a primary?

@Yooka Ellis just to be clear - you would buy this for all cash?  Can you provide the estimated purchase price, and the calculation that got you to the $761 a month in profit?
