I keep hearing and reading that Austin is a "small city."  It's not - it has more people than San Fran or Seattle or Denver.

@Joe LeGolvan when you say "cash flowing about 1000 a month" do you actually mean you are netting $1000 a month after ALL expenses?  If so, that's pretty good.  I'm not saying you couldn't redeploy those funds to make more.

@William Segal I agree with @Russell Brazil, don't try the commute.  And, there isn't much MF in the immediate DC area.  But maybe you could house hack with roommates.  Or split the difference and look in Fredericksburg.

@Kathiuska Ramirez when you say "30 year loan, but plan on buying in 3 years" - do you mean you're going to pay off the entire balance in 3 years?  With cash?  Or did you mean something else?

@Brett D. I agree with others in this post, this one is just too much cash to tie up for the return you'd get.  Also, I know reading the BP forums makes it seem like everyone else is crushing it and you're not, and you're "losing out" somehow, but that's just not true, and every month that goes by is more cash you can save up.

I agree with the others - pick a lower cost market that's within driving distance, and see what you think.  If you have property management, you're not visiting very often, but if something catastrophic happens or you need to sell for some reason, you and your agent can just drive out.

@Dustin Dummer got it.  On the more expensive one you'd get the opportunity to screen and place one set of tenants yourself, on the less expensive one you'd be living with the tenants already in place.  Are there written leases in place with any, and do you have copies or know what they say?  And do you have 25% to put down plus reserves?
