I'm based out of Houston. I had a similar story to you in that I started reading and learning about how to escape the 9-5 and retire off of "passive income." I left my career in healthcare administration to pursue real estate investing full time last year. I would love to connect. Always good to have like minded friends in other areas! With you being in contracting, you are definitely someone I would like to know.

I was living in Arkansas when I received my Texas license, so I went through Aceable Agent. I felt it prepared me very well for all but the state portion of the exam. Thankfully, I passed first try, but I could see where it failed me in that aspect. I have heard excellent things about Champions. I believe the in person instruction normally covers the more relevant information in regards to the exam. It took me approximately 2 months to complete the online course. Whatever path they take, I would be happy to help since it is still relatively fresh on my mind(I passed mine back in November). @Marius Baiesc, I've not been informed of advising clients to ask 15% over asking. In regards to your other question, I am curious to hear what others have to say regarding FHA loans. I am a new investor as well, and this is news to me.
