Didn’t get to finish, I’d go with a flexible option do some guests weekly and others for a month or two. Maybe this winter you get a few months and a few weekly. Next winter it changes. That’s what I normally do.

I rent out my Airbnb in Upstate NY in the winter. Last year my October and December brought in my biggest amounts. They beat my summer months. But local factors attribute - college, ski hills, holidays with families.

Welcome to BP, have you looked into

a master lease? If it’s a commercial building you can lease the whole property then rent out the spaces yourself. It would still cost you money but not as much as a DP.

Maybe after you do it for a couple of years you can buy the property from the seller. I’d shoot for 3-5 year with an option to buy year 3.

Also, don’t give out the address so fast, others might be interested in your deal too. Good luck brother!

Find investors bigger investments, go commercial. Most commercial properties aren't on the MLS and you'll always be working with investors.

HA! Sounds like me, I bought both of my properties on credit cards. 0% interest for 18 months. I BRRRed my STRs though, big difference in my opinion. I refinanced after the rehab and paid off my cards. My credit score went from 600 to 720 and big open lines of credit! Who knew?

I'd start with finding loan for a house. Personal or commercial. The LLC can come after.

You could make your place 420 friendly. That could solve your problem, now your guests will expect the smell.

An alternative, you could ask your tenant to smoke elsewhere or see if they can eat edibles instead of smoking.
