Buy a duplex or a 4plex, use an FHA loan to purchase. House hacking is how I got started, it decreased my expenses and paid for the house. I saved up a lot and had equity to spill in my next deal.

I’m gonna take a huge swing into left field here and go with Mars. Tesla is going to beam people into space in a decade and terraform the red planet. Martian land will be in high demand for Rare-Mars materials. (Like Mars Gold aka Mold) Martian IPOs are going to instantly rise and everyone on Earth who invested in the stocks market will be billionaires.

Now this is merely speculation with a hint of bias. I do dream of owning land on Mars, it’s on my bucket list.

To actually answer your question...who knows maybe TX or TN, Carolinas, FL.

Sellers are more likely to owner finance a commercial property. You’ll find they had their property financed by the last owner too.

Commercial owners are business people not homeowners. Be prepared to negotiate everything logically and rationally.

Always, always, always, check your zoning. Ive backed out of deals because I couldn’t change a property due to ZONING!

Mixed use properties give you the most flexibility and diversity. Always buy these gems. (If the numbers work, of course.)

Facebook has been my go to for customers. Nowadays, older people are using Facebook more often. I’ve slimmed down my customer group to 45+ and single women.

I’ve thrown up 1 ad I run continuously for 5 dollars a day, I’ll get 1-2 customers every 3 days calling me for a quote. I’ve grossed over 40k in 4 months with this method.

I bought a house on auction for 32k, put 20k in and turned it into an Airbnb. I gross 2-3k a month.

Oh okay, you make a great point. To be honest, my LLC names are boring names. My construction company is Through The Roof Construction and my holding LLC is Through The Roof Homes. Kinda generic but a little comedic. Not too over the top.

I do a mix for my customers. I have them buy the specific finishing materials like tile, paint color, moulding, etc. The fun things customers like to buy. Then I buy the other materials like electrical parts, drywall, plumbing parts, hardware.

Give them the receipts and they reimburse me.
