Yeah that’s generally the idea. I’d take a closer look at the relations between cities - Cortland and Ithaca, Rome and Utica. You’ll notice small migratory patterns that effect each other. It might help in your investment decisions.

Yeah ceilings, walls, doors, trim and materials. However, I don’t give the same quality of work as a personal residence. I don’t change the color, Ill do two light rolls with a semi smooth finish on the trim. I’ll be back next year to do it all over again.

Go small commercial. 5-10 units multi family or mixed use. You can get owner finance deals on these kinds of properties.

Albany, Binghamton, Buffalo, Rochester, Syracuse all have their pros and cons. If I were you, Id pick my local market and start there. Then expand.

I’ll charge 3-5/sq ft for residential painting. Rentals and class C rentals I’ll charge 2-3/ sq ft. You’re looking for a quick, easy, affordable job not Michael Angelo.

Not too many headaches from subs, the better they are the less problems. My biggest issues come from customers. Time and budget are the big ones. However, if you’re upfront with the customer there aren’t communication issues with timing and budget.

When I pay my mortgage, I like to think I’m paying myself back in equity. It keeps the tears back every month.
