A good CRM could handle emails and small volumes of texts. If you are looking at them separately then a good CRM could handle large volumes of emails and there are a few texting platforms out there that scale as far as you'd like to go.

There are tons of facebook groups specific to different cities/towns/states. Join as many as you would like and you could connect with local buyers there as well.

What are you guys seeing with the number accuracy, contact rate, and the ability to skip trace entities?

Ed has some great points. To speak to the contact piece, all you usually need is the purchase and sales contract and an assignment contract.
You can get these online  by searching BiggerPockets or those "how to wholesale" websites, or you can create your own contracts, or you can just have an attorney create them for you.

Accuracy on skip tracing is a huge deal and if you can get it with a provider, it's quite a find. Skip traces are often a final charge but worth asking just in case they'll honor it.

As you evaluate other providers, ask where they get their data from. You can even ask for a sample list; this list could be one that you already know the correct information for so folks you know or a list that you were able to get in contact with. This should give you some confidence in their capability.

Hey @Ricardo Ramirez, I typically see investors text first, followed by calling then direct mail. Each of these strategies would include multiple follow ups. Together they allow you to respectfully have multiple touch points should the investor be more receptive to one over another.

A good strategy to use as a college student is to partner or work with someone who is already wholesaling. It will give you that inside knowledge on what to do and the experience to launch out on your own. Worth thinking about.

Otherwise, you're going to be spending money or time. 

Avenues for you also include driving for dollars (free), looking over expired listings (free), skip tracing (some cost), manually calling or manually texting those prospects (free), mailing those prospects (some cost).

Hey @Jordan Monaghan, the trade off when skip tracing is going to be the cost versus the quality. Sure, you can find skip traces out there that are 4 cents per record but you end up getting bad data or 9+ numbers that you have to sift through to determine if they're the right person or not; often times the phone number/contact will be information that was correct years ago. The best skip traces produces data at the credit bureau level.

@Shawn Sullivan, you mentioned you needed some other features that can make the SMS side of our deal-finding process easier and more efficient. What features were you looking for? Were you just looking to message more people at scale?
