Hi, @Samuel Hall the best marketers I interact with are using multiple strategies working together at the same time. There are strategies that work better than others but they have multiple channels that bring in leads. There's nothing wrong with having bandit signs, cold calling, SEO, texting, or direct mail. They will all have their varied effectiveness. The more important thing to note is that it's going to be a numbers game. Don't get hung u on that one person who didn't do something or the minutiae of a voicemail. Simply focus on getting in front of enough motivated prospects.

Hey @Jason Malabute, I don't think your role as a marketer is to will people into selling to you but to find the folks who are thinking about and who are already interested in selling. The apartment owners you're reaching out to may not be interested at the moment. It would probably be better to form a genuine relationship, which in parts separates you from the crowd and allows you to be in mind if they do choose to sell.

Alternatively, before texting, you could stack your list to find the owners who would actually be interested in selling. It is compliant to text someone with an offer to buy their property without them opting in; however, it's your responsibility to remove them from your list if they ask you to stop. Most software should do that automatically as well.

Hey @Scott McPherson, as Jeff stated, sourcing off-market deals outside of established relationships is going to be a numbers game - some owners will be interested in selling, some won't. This is why most investors will try to go for properties where the owners are motivated to sell -- so they can narrow that list down. 

I'd recommend checking out Reonomy or Costar to grab that data. You can then stack your list. This helps you to determine who those motivated folks are so you can save some time, effort, and money targetting those prospects as opposed to those that may not be interested. You'd skip trace those with a skip trace that can handle LLCs, corporations, and trust since these properties are usually owned by entities. 


From there, you have several options to get in contact with that owner - texting, calling, mailing, social ads etc. All the best!
