Hey @caleb, you could also look at costar or reonomy for properties that meet your criteria. It may save some time and effort.

Hey @Matt Huber, the reason they ask for the photo is to help you stand out to the property owner. With all the mail that they'd get, if they saw a photo of their home, it would cause them to do a double-take and give your postcard enough time for them to decide if they are interested or not.

If you have an individual (or list of) property in mind, then skip tracing is the way to go. It will take the property address and find the owners, phone numbers, email address, mailing addres etc. The question of which is best is going to be debatable for some. Whichever you choose, ensure it can get you as close to credit bureau data as possible. You may run across properties that are owned by LLCs, corporations or trusts, skip tracing those are harder but there are skip tracers that can do that.

As it relates to sourcing a list, there are a few suggestions above - list source, propstream, property radar. They are more depending on the niches. I'd be happy to share more if you need them.

@Brian Walters, Douglas is right on the money. Listsource, propstream, property radar, rebogateway and title companies are the places to go to get your lists. You can choose the location and targetting criteria you're interested in. From there you can skip trace to find the phone numbers, email addresses, and mailing addresses for those prospects to start your marketing - calling, texting, mailing, post cards etc.

I was just in Kissimmee earlier this month. It's attracting people from all over - Disney-related and otherwise. There are several new developments popping up as well. I would certainly consider that city and surrounding area.

I think Propstream is a great tool to source your initial list. There are a few others but it appears that they are the most cost-effective. Skip tracing that list to get the phone number would be a different story though.

I think this is what most investors are doing. They have a third party SMS tool that they do their prospecting form. Once they've qualified the prospect, they'll pass that to their CRM like Podio.

There is a lot great advice here @Samuel Dykstra. Most investors start off with a list of off-maket property owners. Here are some practical places you can look for your lists. They are listsource, propsteam, rebogateway and property radar.

You would go to one of these locations and enter the criteria in your given location that matches the type of owner you're looking for. From there, you could skip trace or stack your list to determine who the most motivated prospects are. You would then market to them to determine if they are willing to sell.
